Beacon Capital first retained Black Cow Architects to implement minor modifications and infrastructure upgrades to its recently purchased building, an 11-story, 150,000 SF commercial office in the heart of downtown Boston’s Leather District. The building’s primary tenant, Iron Mountain, had terminated its lease, leaving Beacon Capital with an empty, visually unattractive building. Beacon Capital teamed up with ESI Design, an experiential designer from New York, to rework the building’s lobby and exterior. Together with ESI, we redesigned the lobby and opened it up to the outdoors. By implementing an antique map theme complete with historic materials, we created a clean, industrial feel reminiscent of the Innovation District in South Boston. The walls of the lobby are made of wood obtained from old oak pilings that supported the original Tea Party Museum.
The lobby renovations served as a game-changer for the property. Beacon Capital leased almost the entire building to WeWork, then sold the building to Oxford Capital for a substantial ROI. Beacon Capital purchased the building for approximately $70M, invested $12M in renovations, then sold for approximately $115M.
